Frequently asked questions about this villa
What is the UNA Nest villa and who is it for?
The UNA Nest is a private one-bedroom villa with its own pool and tropical garden, designed for couples, solo travellers and premium short-stay rental (honeymoon stays, digital nomads, repeat guests). It is part of Casa Una Residence, a new off-plan development by The Circle Samui in Chaweng, Koh Samui. It is offered from 5,500,000 THB (≈ €145,000), excluding the furniture pack.
What is the total price of the UNA Nest, furniture included, and how is it paid?
At Casa Una, the UNA Nest costs 5,500,000 THB (≈ €145,000), plus a furniture pack of 370,000 THB (≈ €10,000), for a total investment of 5,870,000 THB (≈ €155,000). Prices are set in Thai baht; the euro equivalent is indicative, at the rate of 5 June 2026 (€1 ≈ 38 THB). Payment is staged and interest-free, tied to construction progress: 5% on reservation, 10% at contract signing, 20% at construction start, 30% at phase 2, 30% at phase 3 and 5% on handover.
What are the monthly running costs of a UNA Nest?
For a UNA Nest at Casa Una, the land lease rent is 7,000 THB a month (initial rate, +5% every 5 years), co-ownership fees are 8,000–8,500 THB a month (pool, garden, gym, spa, pest control, waste collection) and water is 250 THB a month, i.e. 15,250–15,750 THB in fixed monthly costs. Electricity is not included: it is metered and billed at the public PEA tariff, according to the villa's consumption. Rental income tax, property tax and insurance come on top of these amounts.
How much rental income can a UNA Nest generate?
According to Casa Una's estimates, a UNA Nest rented between 65% (237 nights at 5,500 THB) and 88% of the year (321 nights at 5,500 THB) would produce an estimated net income of about €17,400 to €25,300 a year, roughly €1,450 to €2,110 a month. This is after the Airbnb/Booking commission (15%), rental management and concierge (15%), land lease rent, co-ownership fees, water and a maintenance and furniture reserve (5%). These are estimates, not guaranteed, before electricity, rental income tax, property tax and insurance.
Can a foreigner buy a UNA Nest, and can I live in it or rent it out?
Yes: foreign buyers acquire a Casa Una villa such as the UNA Nest through a lease registered at the Land Office (leasehold) for up to 30 years (Section 540 of the Thai Civil and Commercial Code); renewal options are contractual and only the first 30-year term is legally certain. Having the contract reviewed by an independent Thai lawyer before signing is recommended. On delivery you can live in the villa, rent it out, or combine both; the on-site concierge (fixed fee + commission) can run the rental, but it remains optional.
When will the UNA Nest be delivered, and how can I visit or get the floor plans?
Casa Una's timeline sets the construction start in July 2026 and delivery of the UNA Nest in Q4 2027 (12 to 18 months of construction), followed by 4 to 8 weeks of furnishing and rental setup. To receive the brochure and detailed floor plans, or to arrange a guided visit in Chaweng, message us on WhatsApp (+66 81 920 7541 or +66 64 916 0241), email info@thecirclesamui.com, or book a call on the website; the purchase can also be completed remotely with a legalised power of attorney.
