Where to buy a villa in Koh Samui in 2026: the area-by-area guide
Updated 22 September 2026
Koh Samui is not a single property market: according to Conrad Properties (2025), a villa trades at THB 7–20 million in Maenam versus THB 18–55 million in Chaweng Noi, on the same island. The area you choose determines the purchase price, the rental clientele, the drive to the airport — from 5 minutes in Choeng Mon to half an hour on the south-west coast, without traffic (Rome2rio) — and day-to-day lifestyle. This guide compares the main areas to buy a villa in 2026: Chaweng, Chaweng Noi, Choeng Mon and Plai Laem, Bophut and Fisherman's Village, Lamai, Maenam and Bang Por, and the west coast. Every figure is attributed to its source and dated. The guide is published by Casa Una Residence, developer of a new-build villa project in Chaweng: we present our own area with its drawbacks, and the others with their strengths.
What are the main areas to buy a villa in Koh Samui?
Villa buyers in Koh Samui choose between seven main areas: Chaweng and Chaweng Noi on the east coast, Choeng Mon and Plai Laem on the north-east tip, Bophut and Fisherman's Village in the north, Lamai in the south-east, Maenam and Bang Por on the north coast, and the west coast (Lipa Noi, Taling Ngam, Nathon). The Samui & Koh 2026 market report ranks the north-east (Choeng Mon, Plai Laem, Bophut, Chaweng Noi), the Bophut hills, Lamai, Maenam and Bang Por, and Lipa Noi among the best areas to buy; it puts the island's median villa price at THB 17.2 million, with the most active price band between THB 10 and 15 million.
Published ranges differ from one source to another because they measure different stock: Conrad Properties (May 2025) publishes market ranges by area, Varsovia Estate (November 2025) prices by beach, and Samui Property Group (May 2026) entry-level and top-end levels. We cite each one separately rather than averaging them. Airport distances are those calculated by Rome2rio for a car journey without traffic. The official airport taxi operator, SmackONE, places Chaweng, Bophut, Choeng Mon and Bangrak in its 2–8 km band, Chaweng Noi and Maenam at 8–15 km, Lamai (north and centre) and Bang Por at 15–20 km, Lamai south and Nathon at 20–26 km, and Lipa Noi and Taling Ngam beyond 26 km.
| Area | Villa price (source) | Airport: distance / time | Beach | Rental profile |
|---|---|---|---|---|
| Chaweng | THB 8–25M (Varsovia); THB 10M to 60M+ (Samui Property Group) | ≈ 5.2 km / 7 min | Long white-sand beach, clear water, water sports; very busy | Short-term rentals, high-turnover tourist clientele |
| Chaweng Noi | THB 18–55M (Conrad); THB 120,000–180,000/m² in selective locations (Varsovia) | ≈ 9.2 km / 10 min | Renowned sand, good swimming, quieter than central Chaweng | Luxury sea-view villas, high-end rentals |
| Choeng Mon / Plai Laem | THB 15–40M (Varsovia) | ≈ 4.7–5.3 km / 5–7 min | Calm bay with fine white sand, good for swimming | Families, couples, holiday and longer stays |
| Bophut / Fisherman's Village | THB 12–35M (Conrad); THB 90,000–140,000/m² (Varsovia) | ≈ 5.7 km / 6 min | Calm beach, very shallow at low tide | Families, expats, upmarket European clientele |
| Lamai | THB 6–15M (Varsovia); THB 70,000–110,000/m² (Varsovia) | ≈ 13.5 km / 14 min | Long beach, less crowded than Chaweng | Couples, families, digital nomads; strong long-term rental demand |
| Maenam | THB 7–20M (Conrad); THB 5–12M (Varsovia); THB 60,000–95,000/m² (Varsovia) | ≈ 13 km / 13 min | Very long sandy beach, very quiet | Expats, long stays; mixed short- and long-term demand |
| Bang Por | THB 10–28M (Conrad); THB 4–10M (Varsovia); entry THB 7–9M (Samui Property Group) | ≈ 16 km / 15 min | Very clear water, narrow beach, sunsets | Guests seeking calm and sunset views |
| West coast (Lipa Noi, Taling Ngam) | Lipa Noi THB 12–25M (Varsovia); west coast THB 8M to 50M+ (Samui Property Group) | ≈ 28–30 km / 26–31 min | Sunsets, shallow water; Taling Ngam not ideal for swimming | Long-term rentals, wealth-preservation play |
What is rental demand like in Koh Samui in 2026?
Samui International Airport recorded 2,781,564 passenger arrivals in 2024, up 21% and above the pre-pandemic 2019 level (2,417,246), followed by 1,127,832 arrivals from January to April 2025, up 9%, according to C9 Hotelworks (June 2025). Europeans accounted for 56% of international arrivals in 2024, led by Germany, the United Kingdom and France. The island had 634 registered accommodation establishments with 24,188 keys in 2024, a near-flat hotel supply (1% compound annual growth over five years, according to the same source).
For short-term rentals, AirROI measures an average nightly rate of $361 and 40.1% occupancy across the island's 834 active Airbnb listings (August 2025 – July 2026), with a peak from January to March and softer months in June, September and November. These figures cover the Airbnb channel only: Samui Property Group (May 2026) cites all-channel villa occupancy of 71.5% in the first quarter of 2025, based on C9 Hotelworks. On yields, Samui & Koh (2026) and Conrad Properties (June 2026) publish the same range for a well-managed sea-view villa: 7–10% gross, 5–8% net.
Demand varies by area, but the available figures come from agencies and specific portfolios: WelcomeKeys (November 2025) reports occupancy above 85% in Chaweng on its properties, Conrad Properties (June 2026) records occupancy of up to 90% for two-bedroom villas in Lamai, and Samui Property Group (May 2026) describes Maenam as a value and capital-growth play rather than a yield-first investment. These data points indicate a trend, not a guarantee for any given property.
Is Chaweng a good choice despite the noise, traffic and nightlife?
Chaweng is Koh Samui's most touristy and lively area, about 5.2 km and 7 minutes from the airport without traffic (Rome2rio) — and it is also the noisiest. Northabroad (September 2026) describes a very developed beach, the most popular and crowded on the island, where rooms close to the road pick up noise from nightlife and traffic; Descubriendo Viajes (2026) sums it up as ‘crowded and noisy’, with higher prices for everything and little local authenticity, and WelcomeKeys (November 2025) flags heavy traffic in high season. For a full-time resident seeking peace and quiet, these are real drawbacks.
On prices, Varsovia Estate (November 2025) puts a property in Chaweng at THB 8–25 million, and Samui Property Group (May 2026) publishes a range of THB 10 million to more than THB 60 million for villas. Among new builds, Keller Henson (March 2026) lists the Sawasdee Pool Villa project near Chaweng Beach at THB 10.5–13 million; WelcomeKeys offered a two-bedroom villa on Chaweng Beach at €290,000 in November 2025.
For a rental investor, these drawbacks are the flip side of demand: Varsovia calls Chaweng the most expensive yet most profitable beach on the island, ideal for short-term rentals, and Samui Property Group places the strongest tourist footfall there. Micro-location matters more here than elsewhere, since it is mainly roadside properties that suffer from noise. That is the approach taken by Casa Una Residence, a project of new pool villas set in a slightly elevated, peaceful setting in Chaweng: one-bedroom villas from THB 5.5 million (≈ €145,000), two bedrooms from THB 6.3 million (≈ €166,000) and four bedrooms from THB 9.9 million (≈ €261,000), on a registered 30-year leasehold (contractual renewal options), with construction started in July 2026 and completion scheduled for the fourth quarter of 2027.
Chaweng Noi, Choeng Mon and Plai Laem: is the premium north-east worth it?
Koh Samui's north-east — Chaweng Noi, Choeng Mon and Plai Laem — has the highest documented prices on the island: Conrad Properties (2025) puts Chaweng Noi villas at THB 18–55 million ($490,000 to $1.5 million), and Varsovia Estate (November 2025) puts Choeng Mon and Plai Laem at THB 15–40 million. Per square metre, Varsovia (January 2026) records THB 120,000–180,000 in selective Chaweng Noi locations, and THB 150,000 to more than 220,000 for hillside properties with views.
Choeng Mon and Plai Laem are the residential areas closest to the airport, about 5 km and 5–7 minutes away according to Rome2rio. Conrad Properties (June 2026) ranks Choeng Mon among the island's strongest rental performers, with four-bedroom villas achieving around 7.9% gross and 6.2% net yield, supported by family-friendly beaches, airport proximity and consistent demand from holiday and longer-stay guests. Samui Property Group (May 2026) describes Plai Laem as a rapidly maturing premium address, with two-bedroom villas at THB 9–12 million and sea-view or beachfront estates from THB 40 million to more than THB 120 million; WelcomeKeys (November 2025) offered a three-bedroom villa there at €260,000, more than a kilometre from the beach.
The trade-offs are a high entry ticket and, in Choeng Mon, limited public beach access and pricier restaurants (Northabroad, 2026). Chaweng Noi, the southern extension of Chaweng, is markedly quieter than central Chaweng, with renowned sand and water well suited to swimming, according to the same source.
Do Bophut and Fisherman's Village suit a family or an expat?
A villa in Bophut, on the north coast around Fisherman's Village, trades at THB 12–35 million according to Conrad Properties (2025), which describes the area as popular with families, and at THB 90,000–140,000/m² according to Varsovia Estate (January 2026). Fisherman's Village, about 5.7 km and 6 minutes from the airport without traffic (Rome2rio), is lined with historic Chinese shophouses converted into galleries, restaurants and wine bars (Samui Property Group, 2026), with a walking-street market that is busiest on Fridays (Descubriendo Viajes, 2026).
Varsovia (November 2025) presents Bophut as an upmarket expat hub, one of the areas most sought after by European investors; WelcomeKeys (November 2025) offered a two-bedroom villa near Fisherman's Village at €380,000 and a three-bedroom in the Bophut hills at €520,000. The area is also attracting new hotels: C9 Hotelworks (June 2025) lists the opening of SO/ by Sofitel (88 keys) in 2026 and a Wyndham Garden (533 keys) in 2028 in Bophut.
The limits: a beach that is very shallow at low tide, little nightlife and prices above Lamai's (Descubriendo Viajes, 2026). For a buyer who wants to live year-round, walk to restaurants and stay minutes from the airport, it is one of the island's most balanced compromises.
Does Lamai offer the best balance between price and rental demand?
Lamai, Koh Samui's second most popular beach according to Northabroad (2026), has prices well below the north-east: THB 6–15 million per property according to Varsovia Estate (November 2025), and THB 70,000–110,000/m² (Varsovia, January 2026). Conrad Properties (June 2026) records two-bedroom villas there available from around THB 6 million, with occupancy rates as high as 90% and average leasing times of just 12 days.
Among new builds, Keller Henson (March 2026) lists Naga Kiri Villas, three-bedroom villas three minutes from the beach, from THB 7.5 million leasehold and THB 11.5 million freehold; WelcomeKeys (November 2025) offered three-bedroom villas at €295,000 to €480,000 depending on the stretch of beach. Wellness shapes the offer: C9 Hotelworks lists the opening of Fivelements (77 keys) in Lamai in 2026, and Samui Property Group describes the area as the island's wellness capital, popular with digital nomads.
Lamai is about 13.5 km and 14 minutes from the airport without traffic (Rome2rio). Northabroad notes that the beach is difficult to access if you are not staying at a beachside property, and nightlife is more limited than in Chaweng (Descubriendo Viajes, 2026).
Maenam and Bang Por: is the north coast the best entry point on a budget?
Maenam is the most affordable major villa area documented on Koh Samui: THB 7–20 million according to Conrad Properties (2025), THB 5–12 million according to Varsovia Estate (November 2025), and THB 60,000–95,000/m² on the north coast (Varsovia, January 2026). Conrad describes an affordable area on flat land, good for families; Northabroad (2026) mentions a very long, very quiet beach where there isn't much to do.
Among new builds, Keller Henson (March 2026) lists Samui Grand Park Hill – Phase 2, near Maenam Beach, at THB 6.99–8.99 million leasehold; WelcomeKeys (November 2025) listed villas there at €310,000 to €420,000. Samui Property Group (May 2026) rates short-term rental velocity in Maenam as moderate and sees it as a value and capital-growth play, driven by demand moving west as Bophut prices rise. Maenam is about 13 km and 13 minutes from the airport without traffic (Rome2rio).
Further west, Bang Por illustrates how sources diverge: THB 10–28 million according to Conrad Properties (2025), which describes sea-view hillside villas, peaceful but close to town, versus THB 4–10 million according to Varsovia Estate (November 2025), which calls it a hidden gem in an early growth phase. Samui Property Group (May 2026) reconciles the two: entry level at THB 7–9 million, sea-view hillside at THB 10–28 million. Bang Por is about 16 km and 15 minutes from the airport (Rome2rio); its beach has very clear water but is not the widest (Northabroad, 2026).
Is the west coast, from Lipa Noi to Taling Ngam, a long-term bet?
Koh Samui's west coast is the furthest from the airport — about 28 km and 26 minutes for Lipa Noi, and 30 km and 31 minutes for Taling Ngam without traffic (Rome2rio) — and the quietest part of the island. Varsovia Estate (November 2025) puts Lipa Noi at THB 12–25 million and describes it as quiet, private and little-visited, known for its sunsets; Samui Property Group (May 2026) publishes THB 8 million to more than THB 50 million for the west coast, with Lipa Noi more accessible and Taling Ngam premium-only. In Bang Makham, near Nathon, Keller Henson (March 2026) lists new three-bedroom villas at THB 13–15 million.
The bet is on long-term value. C9 Hotelworks (June 2025) lists the November 2025 opening of Nivata Koh Samui, Tapestry Collection by Hilton (78 keys) in Taling Ngam, along with plans for a 30 km sea bridge to the mainland, with construction scheduled to begin in 2029 subject to final cabinet approval, and a cruise terminal targeted for 2032. Samui Property Group expects lower near-term yields there and a capital-appreciation thesis over five years or more.
The drawbacks are clear: few restaurants and activities, shallow water, a beach that is not ideal for swimming in Taling Ngam (Northabroad, 2026), an isolation that makes a vehicle essential, and Nathon, the administrative capital, has no beach suitable for swimming (Descubriendo Viajes, 2026).
Which Koh Samui area suits which type of buyer?
The right area depends first on intended use: high-turnover short-term rental, year-round residence, or long-term wealth preservation. According to the sources cited in this guide, no area combines the lowest price, the strongest rental demand and peace and quiet all at once; the table below matches buyer profiles with the documented strengths and limits of each area.
Whatever the area, three checks are essential before signing: the land title and lease structure (a registered 30-year leasehold for a foreigner, with contractual renewal options), the full list of costs deducted from any rental projection, and a test drive at rush hour between the villa, the beach and the airport — the Rome2rio times in this guide assume no traffic.
| Buyer profile | Areas to prioritise | Documented strength | Watch-out |
|---|---|---|---|
| Short-term rental investor | Chaweng | Strongest tourist footfall (Samui Property Group, 2026); occupancy above 85% on the WelcomeKeys portfolio (2025) | Noise and high-season traffic: stay away from the main road |
| High-end buyer, sea view | Chaweng Noi, Choeng Mon, Plai Laem | 6.2% net measured on a four-bedroom villa in Choeng Mon (Conrad, 2026); 5–10 min from the airport | Ticket of THB 15–55M; limited public beach access in Choeng Mon |
| Resident family or expat | Bophut / Fisherman's Village, Maenam | Areas described as family-friendly (Conrad, 2025); walkable village life in Bophut | Shallow beach at low tide in Bophut; little going on in Maenam |
| Digital nomad, wellness-minded | Lamai | Two-bedroom villas from ≈ THB 6M, occupancy up to 90% (Conrad, 2026) | Hard beach access away from the seafront; limited nightlife |
| First purchase, tight budget | Maenam, Bang Por | THB 5–12M in Maenam, THB 4–10M in Bang Por (Varsovia, 2025) | Short-term rental rated moderate (Samui Property Group, 2026) |
| 5+ year horizon, privacy first | West coast (Lipa Noi, Taling Ngam) | Low density, sunsets; new Hilton Tapestry hotel (C9 Hotelworks, 2025) | 26–31 min from the airport; bridge and cruise terminal not guaranteed |
Frequently asked questions
- What is the cheapest area to buy a villa in Koh Samui?
- The north coast: Maenam trades at THB 7–20 million according to Conrad Properties (2025) and THB 5–12 million according to Varsovia Estate (November 2025), or THB 60,000–95,000/m². Varsovia puts Bang Por at THB 4–10 million, but Conrad publishes THB 10–28 million there for sea-view hillside villas.
- What is the most expensive area in Koh Samui?
- Chaweng Noi is the most expensive documented area: THB 18–55 million per villa according to Conrad Properties (2025) and THB 120,000–180,000/m² in selective locations according to Varsovia Estate (January 2026). In Plai Laem, Samui Property Group (May 2026) publishes THB 40 million to more than THB 120 million for sea-view or beachfront estates.
- Which area is closest to Koh Samui airport?
- Choeng Mon (about 4.7 km, 5 minutes), Chaweng (5.2 km, 7 minutes), Plai Laem (5.3 km, 7 minutes) and Fisherman's Village in Bophut (5.7 km, 6 minutes), according to Rome2rio, without traffic. The official airport taxi operator, SmackONE, places them in its 2–8 km band.
- Is Chaweng too noisy to live in year-round?
- Central Chaweng is noisy: Northabroad (2026) notes that rooms close to the road pick up noise from nightlife and traffic, and WelcomeKeys (2025) mentions heavy traffic in high season. Properties set back from the main road or on higher ground are less exposed; for maximum quiet, Chaweng Noi, Choeng Mon or Maenam are better suited.
- Where is rental demand strongest in Koh Samui?
- Area-level figures come from agencies: occupancy above 85% in Chaweng on the WelcomeKeys portfolio (November 2025), and up to 90% for two-bedroom villas in Lamai according to Conrad Properties (June 2026). Island-wide, AirROI measures 40.1% occupancy on the Airbnb channel alone (August 2025 – July 2026), with a peak from January to March.
- What rental yield can you expect from a villa in Koh Samui?
- Samui & Koh (2026) and Conrad Properties (June 2026) publish 7–10% gross and 5–8% net for a well-managed sea-view villa. Conrad cites four-bedroom villas in Choeng Mon at around 7.9% gross and 6.2% net. These ranges depend on the purchase price, occupancy and the costs included: always ask for the breakdown.
- Can a foreigner buy a villa in any area of Koh Samui?
- Yes, the rules are the same in every area because they fall under Thai national law: a foreigner cannot own land freehold and buys a villa through a leasehold, a registered 30-year lease; renewal options are contractual and only the first 30-year term is legally certain. ‘Freehold’ prices shown by some projects imply a specific acquisition structure, which should be checked by an independent lawyer.
