This page brings them together, cites every source, and sets them against the actual prices of Casa Una Residence, a developer in Chaweng. No figure appears without its origin: the market data comes from six identified publications (Conrad Properties, FazWaz, WelcomeKeys, Samui & Koh, Varsovia Estate, Keller Henson); Casa Una prices come from our own published price list.

1. The essentials: 2026 prices in five figures

The Koh Samui villa market runs from THB 5 million (around $135,000) for a basic house inland to more than THB 80 million for a beachfront property, according to Conrad Properties (2025). Island-wide, the Samui & Koh 2026 market report puts the average price at THB 30.5 million and the median at THB 17.2 million — the gap is explained by a handful of ultra-luxury properties pulling the average upwards, with the most active price band sitting between THB 10 and 15 million.

On the listing portals, FazWaz records around 980 villas for sale on Koh Samui in September 2026, with a median price of around $484,968 and a median price per square metre of around $2,448. The price per square metre observed by Varsovia Estate (March 2026) ranges from THB 80,000 to 160,000 depending on area and standard.

For new off-plan builds in Chaweng, Casa Una Residence publishes its prices openly: a one-bedroom villa from €145,000 (THB 5,500,000), two bedrooms from €166,000 (THB 6,300,000), four bedrooms from €261,000 (THB 9,900,000), with completion scheduled for the fourth quarter of 2027.

2. How much does a villa cost by number of bedrooms?

The number of bedrooms is the first driver of price. On the resale market, FazWaz shows a median price of around $484,968 across nearly 980 villas for sale on Koh Samui in September 2026. Samui & Koh (2026) segments the supply into three bands: THB 5 to 12 million for an entry-level garden-view villa, THB 12 to 25 million for a partial sea view, and THB 25 to 70 million for sea-view luxury.

3. What do villas cost by area: Chaweng, Bophut, Lamai, Maenam?

For an identical configuration, the area alone can double the price. The ranges below are those published by market players between May 2025 and March 2026; we cite the source for each line rather than blending figures of different origins.

Chaweng — the island's tourist heart, stretching along Chaweng Beach, and home to Casa Una Residence — is, paradoxically, poorly documented in public price ranges: Conrad Properties publishes figures only for Chaweng Noi (THB 18 to 55 million), and the closest example of a villa for sale at WelcomeKeys is listed at €290,000 (November 2025). That is precisely why we publish our own prices in plain sight: in Chaweng, new off-plan Casa Una villas start at €145,000.

For Choeng Mon, none of the six sources analysed publishes a price range for 2026; Samui & Koh simply ranks the island's north-east (Choeng Mon, Plai Laem, Bophut, Chaweng Noi) among the best areas to buy a villa. The only neighbouring published figure is an example in Plai Laem at €260,000 (WelcomeKeys, November 2025).

4. What is the price per square metre for a Koh Samui villa in 2026?

Three public references frame the price per square metre in 2026. Varsovia Estate (March 2026) places the market between THB 80,000 and 160,000 per m² and notes that Koh Samui remains cheaper than Phuket. FazWaz shows a median of around $2,448 per m² across its villas for sale, recorded in September 2026. WelcomeKeys (November 2025) publishes €3,200 to €5,500 per m² for Samui against €3,800 to €6,200 per m² for Phuket.

These three sources do not measure the same thing — online listings for FazWaz, a curated portfolio for WelcomeKeys, a market estimate for Varsovia — hence the different levels. They converge on one point, however: the square metre on Koh Samui remains below Phuket's in both comparisons that measure it.

Casa Una publishes its prices per villa, not per square metre: what commits the buyer is the full price of the property, not a ratio. For comparison, launch prices range from €145,000 (UNA Nest, one bedroom) to €261,000 (UNA Signature, four bedrooms), in Chaweng, completion Q4 2027.

The price per square metre for a Koh Samui villa in 2026 sits between THB 80,000 and 160,000 according to Varsovia Estate, with a median of around $2,448 per m² across FazWaz listings — below Phuket's levels in both comparative sources.

5. Buying a villa in Thailand: what costs come on top of the price?

The advertised price is not the full cost of the purchase. The transfer rates cited by Conrad Properties (2025) are as follows: a transfer fee of 2% (often split between buyer and seller), stamp duty of 0.5% or Specific Business Tax of 3.3% if the seller resells within five years, and withholding tax of 1% for corporate sellers.

On the total, published estimates diverge sharply — and it pays to know this before budgeting. Conrad Properties puts transfer fees and taxes at 3 to 6% of the price, with lawyer's fees of THB 150,000 to 450,000. WelcomeKeys (November 2025) quotes around 1 to 2% on the buyer's side, a lawyer at THB 20,000–50,000, and a full worked example of €3,400 in costs on a €320,000 villa. The gap comes down to scope (how fees are split with the seller, level of legal service): always ask for a line-by-line breakdown before signing.

Then comes furniture, essential for premium lettings: Conrad estimates it at 5 to 10% of the property's value. At Casa Una, this item is a fixed pack known in advance: €10,000 (THB 370,000) for UNA Nest, €14,000 (THB 530,000) for UNA Horizon, €26,000 (THB 1,000,000) for UNA Signature.

6. Off-plan or resale: what is the price difference?

Buying off-plan means acquiring the villa before or during construction, at a price below its market value on completion. In a growing market like Chaweng, this latent capital gain can represent 15 to 25% before the first night is ever let — the assumption we document in our investment guide. The resale market opens lower in absolute terms — from THB 5 million (around $135,000) for a basic house inland, according to Conrad Properties (2025) — but concerns existing properties whose condition, legal structure and rental history must be audited case by case.

The second difference is the payment schedule. A resale is paid in full at signing; an off-plan purchase is staged over the build. At Casa Una, the reservation commits 5% of the price, and the balance follows actual construction progress: construction start in July 2026, completion in the fourth quarter of 2027 (around 12 to 18 months of works), then 4 to 8 weeks of fit-out before letting begins.

Among new builds other than Casa Una, Keller Henson (March 2026) lists developments from THB 6.99 million in Maenam (Rocco Villas) and from THB 7.5 million leasehold in Lamai (Naga Kiri Villas) — levels consistent with our launch price list in Chaweng (THB 5.5 to 9.9 million), an area that is nonetheless more central.

7. What drives villa prices on Koh Samui?

Conrad Properties (2025) identifies five price factors, which our own experience as a developer confirms: location and view, land tenure (freehold or leasehold), build quality, villa and plot size, and the developer's legal reliability.

Two of these factors can be quantified with published data. Location first: at comparable standard, Conrad places Chaweng Noi between THB 18 and 55 million while Maenam trades between THB 7 and 20 million — a ratio of nearly three to one. Land tenure next: on the same project in Lamai (Naga Kiri Villas), Keller Henson (March 2026) records THB 7.5 million leasehold against THB 11.5 million freehold — a gap of roughly 53% for the same property, depending on the rights acquired over the land.

For a rental investment, location counts double: it sets the purchase price, but also occupancy and the nightly rate. That is the reason for Casa Una's position in Chaweng, the island's most central area, with published launch prices of €145,000 to €261,000.

On a single project in Lamai, the leasehold/freehold gap reaches THB 4 million (7.5 vs 11.5 million THB, Keller Henson, March 2026); between areas, Conrad measures a ratio of nearly one to three between Maenam and Chaweng Noi.

8. Price and rental yield: how to read the published figures

A purchase price can only be judged against the income it generates — and this is where publications diverge most. For a Koh Samui villa, Samui & Koh (2026) publishes a gross yield of 7 to 10% and a net yield of 5 to 8%; Conrad Properties (2025) arrives at the same 5 to 8% net range, with a detailed example at 7.0% net on a THB 30 million villa at 70% occupancy; WelcomeKeys quotes 9 to 12% net on its portfolio; and Keller Henson relays developer projections of up to 15.7% net. These gaps come from the assumptions: entry price, occupancy rate, nightly rate and, above all, the scope of costs deducted.

Our own figures are published with their calculation basis. The table below expresses annual net yield as a percentage of the total investment (villa price + furniture pack), for three occupancy rates, with fixed monthly maintenance of €150. The estimates exclude applicable taxes and rental management fees. Note: each villa's page also expresses a yield calculated on the villa price alone, excluding the furniture pack — hence slightly higher percentages (up to 41% for UNA Signature at 85% occupancy).

Why do these levels exceed the market averages cited above? Because they start from an off-plan entry price (THB 5.5 to 9.9 million) well below the island's median villa (THB 17.2 million according to Samui & Koh), in a Chaweng location where occupancy is structurally the highest on the island. A yield should always be audited by checking those three variables — that holds for our figures as for any seller's.
